How do I raffle off my home?

Lotteries cannot be held for commercial gain or profit, so home-owners considering raffling off their house would need to run the raffle to benefit a charity or other not-for-profit cause.

Those who want to keep the money gained for themselves must either hold a free prize draw or add a competition element to the raffle. 

Competitors should have to prove their skill, knowledge or judgment in order to win the top prize.

Many people get around this by asking an incredibly simple question.

It is also important to have watertight terms and conditions, such as a setting a minimum number of tickets in order for the raffle to ahead.

The winner will still have to pay stamp duty on the house based on the open market value.

The £3.2 million home, which sits alongside other mansions on a hilltop road overlooking Portsmouth, Hants, is being raffled off by its businessman owner, who now he is in his 50s, wants to downsize and travel the world.

The executive, who wants to keep his identity hidden, said: ‘We bought the place in 2009 and moved in in 2012 after we finished renovating it completely.

‘It was always a bit of a project rather than somewhere to live for years and years to come.

‘The house is too big for us now that my daughter has moved out and we would like to do a bit of travelling around the world.’

The house is among the most expensive to ever be sold in this way.

The owner, whose home sits on scenic viewpoint Portsdown Hill, said he believed the raffle made more sense due to the impact of the coronavirus pandemic.

He said: ‘I think it’s a good option to move forward with because of the current climate.

‘It’s an amazing house to live in. The views at the front and back of the house, especially towards Portsdown Hill, are unbeatable.

‘There are two balconies at the front of the house and a large outdoor balcony at the back as well, so the views can be enjoyed in a nice setting.

‘We built a large indoor, heated pool house in the back garden – this is going to be the feature I expect the new owner would enjoy the most.’

The raffle is open to over-18s only and is set to end at 6pm on December 22, with a live winner’s draw at 7pm on Christmas Eve.

The draw will only take place if 320,000 raffle tickets are sold, in order to meet the property’s value.

If not enough tickets are sold, however, the raffle winner will instead be given the cash as the top prize.
